What Can Affect Indoor Air Quality?

The state of California takes indoor air quality very seriously. In fact, the California Department of Public Health has an entire department for the topic, known as the Indoor Air Quality Program (Cal-IAQ). This was created with the intentions "to protect and enhance indoor environmental quality in California residences, public buildings, and offices."

What exactly, however, is the trigger for poor indoor air quality? While the outside indoor air quality can be affected by a wide variety of issues (such as bad weather and industrial pollution), most people remain unaware about the triggers for indoor air quality. According to Cal-IAQ, there are many different causes of poor quality, but some of the main culprits include the following:

  • Radon – This is a natural gas that can be commonly found in California soil, rocks and water. It is colorless, odorless and tasteless; however, it has been found to cause serious damage to the lungs, which can ultimately result in cancer.
  • Mold / Dampness – Many homes fall victim to mold in some form, which can either be visible or invisible to the naked eye. This can be caused by something as serious as a flood or leaky roof, an accident with an overflowing sink or even shower steam, humidifiers and wet clothes hung to dry. When mold becomes prominent, it can cause serious health risks, such as allergies, upper and lower respiratory irritation, asthma and even acute bronchitis.
  • Asbestos – A naturally occurring mineral, asbestos used to be regularly utilized in construction and manufacturing. Unfortunately, it has since been linked to increased risk for asbestosis and even mesothelioma, a form of cancer that can attack the lungs and chest walls.

There are countless other causes of poor indoor air quality – such as ozone, volatile organic compounds and poor ventilation. If you are facing a claim stating that you are in violation of the laws relating to the indoor air quality of your business or commercial real estate, then we highly encourage you to get the involvement of a real estate lawyer in California.
